- Data sources: Agency data is seeded from public sources. Today that is OpenStreetMap (names, addresses and locations, available under the Open Database Licence) plus each agency's own website. Contains OpenStreetMap data © OpenStreetMap contributors. Every fact keeps its source URL, fetch date and a confidence score. Compliance is marked 'verified' only when the scheme's own register was checked; otherwise it is 'stated'. Fields edited by a PRO agency are marked 'provided by agency'.
- Ranking: Score out of ~100: compliance (redress & client money protection, verified vs stated, accreditations) up to 25; reputation (rating × review volume) up to 20; fee transparency and level up to 20; years operating up to 10; profile completeness up to 10; fit to your search (specialism, service level, landlord type, language, stated coverage, distance) up to 15. No paid placement of any kind.
- Fees: Default assumptions: £1,200/month rent, fully managed, and the tenant stays 24 months. Annual cost = management % × annual rent + (set-up + inventory + check-out + referencing + renewals) spread over the tenancy; renewal fees count only if the agency charges one. All figures VAT-inclusive. You can change the assumptions.

Verified means we checked the membership on the scheme's own register. Stated means the agency or its website says so and we have not confirmed it. madeofmango shows which applies to each redress scheme, client money protection and accreditation, with the source and date, so you can judge how much weight to give it.

### How are letting agents ranked?

Ranking is data-driven, with no paid placement. Each agency gets a score out of about 100 from compliance (up to 25), reputation (20), fee transparency and level (20), years operating (10), profile completeness (10) and fit to your search (15). ### Can letting agents pay to rank higher?

No, letting agents cannot pay to rank higher. There is no paid placement of any kind. Ranking is data-driven, and a PRO account only lets an agency correct and complete its own data, which can help only because the data becomes more accurate.

Agencies with published availability can be booked instantly. Your email is verified with a one-time code, and no account is needed.

PRO costs £35 per month, and no VAT is charged yet, on a yearly plan with a 12-month term. There is no payment up front: invoices are issued at the end of each month. Agencies sign up by chatting at https://madeofmango.com. Landlords never pay.

### My agency is listed wrongly or I want it removed

Email support@madeofmango.com or say so in the chat at https://madeofmango.com, and we will correct or remove the listing for free. You don't need a PRO account. We don't promise a response time. PRO only adds the ability to manage your own profile and valuation availability directly.
