Who runs madeofmango

madeofmango is operated by madeofmango technology, Suite 608, 26 Cheering Lane, East Village, Stratford, London, E20 1BD. Contact us at support@madeofmango.com. It is free for landlords, who need no account. Letting agencies can pay for an optional PRO account (£35 per month, yearly plan, invoiced monthly) to manage their own profile. See plans.

Where the data comes from

Agency data is seeded from public sources. Today those are OpenStreetMap, which supplies agency names, addresses and locations under the Open Database Licence (ODbL), and each agency's own website. Contains OpenStreetMap data © OpenStreetMap contributors.

A compliance membership is marked verified only after it has been cross-checked against the scheme's own member register. Until that has been done for an agency, the membership is shown as stated, so expect many listings to show "stated". Companies House is a planned source for confirming company details and is not loaded today. Every fact keeps its source URL, the date we fetched it and a confidence score.

Guides on what to check: how to choose a letting agent.

How agents are ranked

Each agency gets a score of up to 100 points from six components. The same formula applies to every agency.

ComponentMax pointsWhat it looks at
Compliance25Redress scheme and client money protection memberships (counted for more when verified than when only stated), plus accreditations.
Reputation20The agency's best external rating, weighted by how many reviews sit behind it.
Fee transparency20Whether fees are published, and how the management percentage compares for the service level.
Years operating10How long the agency has traded, reaching the maximum at 20 years.
Profile completeness10How many of the profile fields we track are filled in, such as website, phone, description, fees, languages and memberships.
Fit to your search15Match with the specialism, service level, landlord type and language you asked for, stated coverage of your area, and distance.

True annual cost

To compare fees on one footing we calculate a true annual cost from each agency's published fees, on the same assumptions for everyone: rent of £1,200 a month, a 24-month tenancy and a fully managed service. The formula is the management percentage times the annual rent, plus the one-off charges (set-up, inventory, check-out, referencing and any renewal fee) spread across the tenancy. All figures include VAT at 20%. The assumptions can be changed in the chat.

Illustrative example for an invented agency, not a real one and not a market average: 12.00% management fee, set-up £300, inventory £150, check-out £100, referencing £100 and a £150 renewal fee.

Our letting agent fees guide explains each charge and who pays it.

Freshness

Each fact shows the date we last fetched it. Areas are refreshed when they are re-seeded; there is no fixed refresh schedule yet, so check the date on anything you rely on.

Coverage

Coverage starts in East London: Canning Town, Royal Victoria, Custom House and the rest of E16, expanding outwards. A search for E16 currently returns 177 letting agencies in our data (read on ). Outside those areas we may have little or no data yet. Search by postcode to see what is listed.

No paid placement

PRO never changes ranking. There are no ads, and we do not sell data. A PRO agency can correct and complete its own profile, which helps its position only because the data is better. The ranking table above is the whole formula. More in the privacy policy.

Corrections and removal

If your agency is listed and something is wrong, you can ask us to correct or remove the listing. It is free and you do not need PRO. Email support@madeofmango.com or say "correct my listing" in the chat at madeofmango.com. We do not promise a response time.

Limits

AI assistants can make mistakes, and our data can be incomplete or out of date. Nothing here is legal, tax or financial advice. Confirm important details, especially redress scheme and client money protection membership, with the agent and the scheme before you appoint anyone.
